| | | HOW WE WORK
Our property management in Exuma is, in general, geared towards the absent home owner who requires a good standard of maintenance and security for their home.
Although the island is not a high risk area for crime obvious precautions need to be taken to ensure that your property is kept safe and secure throughout your absence.
Maintenance on property is always high in an area with a salt atmosphere, here high humidity presents problems and in addition there is the hurricane season, termites, and heat to contend with. You are unwise to close your house after your visit and expect to find it in a clean healthy state when you return. Even after weeks not months mould will grow in appliances, fittings will rust and termites have been known to invade a property within a matter of weeks. Regular inspections of property by persons who are aware of these problems can save money and peace of mind.
Initially our management package was devised for home owners wishing to rent out their property during certain months. We now extend our services to private owners wishing to retain their property in a good clean condition in their absence. For the cost of these services visit our schedule of fees below.
THE CONTRACT
Our contract includes general management of the property including general inside cleaning, security checks and maintenance. We can even arrange for electrical and telephone bills to be paid in your absence from your account with us.
We report any maintenance problems to the owner immediately and find contractors to submit estimates for work. This includes negotiation on payment terms between client and contractor and includes any outside contractors such as gardeners etc. If owners require a 'garden contract included in the package then this can be arranged, and included in your personal management contract.
During hurricane season precautionary measures are taken i.e. storm shutters put into position and removed when necessary.
We accept the responsibility of being the only key holder on the island for your property, which is a major point for security and peace of mind. We will be responsible for involving the Police and Emergency Services should it be necessary, and give concise information and help with any insurance claim you may have.
MAINTENANCE AND OTHER CONSTRUCTIVE WORKS
For homeowners requiring maintenance and building work undertaken by contractors it is particularly pertinent to have a project manager on the island reporting to you regularly. We guarantee to inform you of the facts at all times with photographic reports. We can give you our advice but will always adhere to your instructions and carry them through to the very best of our ability.
Jobs overseen by us will be charged at the rates shown in our schedule of fees. Be advised that this includes all site visits, reports and photographs to owners on progress of job in hand and completion notification.
ADDITIONAL MANAGEMENT FOR RENTAL
We take an inventory of articles and appliances in the property and ask the tenants to sign as an agreement to the condition of the property upon arrival. A deposit is taken from the tenants which is returned on departure after a thorough check of inventory to ensure no damage has taken place.
Obviously when renting your property you must be aware that wear and tear on furnishings and appliances has to be taken into consideration. However good a tenant is, they will never look after a rental property as if it were their own. Of course we try our utmost to find suitable tenants and have physical contact with them from the outset of the tenancy; This gives us a good idea of the type of tenant we have and also sets presidency with them immediately. The knowledge of an inspection at disembarkation perks more care for the property by the tenant. Our objective is to foster 'care' and 'respect' from both tenant and homeowner, hence we give 'care' and 'respect' to both from the outset.
Rental prices are determined by the homeowners. Rental fees are deposited directly to Seaside Real Estate escrow account and further dispersed as necessary.
PUBLIC RELATIONS
A welcome brochure and package is placed in all of our homes.
Our brochure contains all pertinent information pertaining to a vacation/stay on the island.
Our package contains:
Insect Repellant for home and bodyDishwashing LiquidBathing soap and towelHousehold Spray
Breadbasket Items (Cereal,Bread,Milk,Sugar,Jam,Coffee,Tea,Juice,Butter,Eggs,Napkins,)
The cost of the items are deducted from rental fees collected, sum not to exceed $50(Fifty Dollars).
Schedule Of Fees:-
Property Management of Vacant Homes..............$100 per month
Property Management of Rented Homes..........10% of monthly rent
Construction/Maintenance Jobs Overseen .....10% of invoice cost
